“Michael, I hope you could talk a little bit more about the plans to grow the AUM and asset management. Which products do you see the most momentum them in right now to deliver that growth?”

“I'm hoping you could talk about the decision to sell assets in September and kind of the thought process of taking leverage up versus selling assets.”

“You guys put up a smaller decline in economic return than your peers. Clearly, diversification helped that, but I was wondering if you could help us think how the agency portfolio performed this quarter as we try to compare that to Pierce?”

“Can you just talk about, you know, how you're thinking of, you know, just given what you just mentioned about kind of the still attractiveness of returns, you know, how you would think about maintaining short duration versus potentially adding some duration to potentially, you know, lock in those returns for longer?”

“I think you mentioned that you expect a little bit faster loan growth in the second half. Wondering if you could size that?”
