“Thanks for taking the questions, and sorry if I missed some of this, but I was jumping around calls this morning. But I guess on the San Diego loan that was downgraded, can you guys just give a little more detail on that?”

“Maybe starting with the interest rate environment. So given that there are two rate hikes priced in by mid-year 27, do you guys feel that the tailwind, if that's realized, will put a floor on NII?”

“So I guess the government-insured multifamily originations jumped in the quarter. Can you just refresh my memory on this product, and will we see more of this going forward, or was 2Q an outlier with that?”

“So I guess looking at effective yields, they dropped 80 basis points in the quarter, which was the same as core yield, so it doesn't seem like a fee impact played into that.”

“Maybe picking up on that last line of questioning. So, yes, looking at the hypothetical EAD post-merger, it looks like the AUM fees are the key between those different case scenarios there.”
